Prep Tips: What to Fix (and What to Skip)

Before you spend a dime getting ready to sell, let’s talk. Some fixes usually pay you back. Some usually don’t. Done is better than perfect.

These are general tips. Every home is different, and I’ll give you a short, specific list when I walk through yours.

Usually worth it

  • Declutter and deep clean. Low cost, big difference in photos and showings.
  • Fresh, neutral paint where walls are scuffed or very bold.
  • Small repairs: dripping faucets, loose handles, burned-out bulbs, sticky doors.
  • Curb appeal: mow, trim, edge, and sweep the porch. Add a new doormat.
  • Good lighting: open the blinds and use bright, matching bulbs.
  • Service the HVAC and keep the receipt to show buyers.

Usually skip (or talk to me first)

  • Full kitchen or bathroom remodels right before selling
  • Expensive upgrades buyers may not value the same way you do
  • Big projects you can’t finish before listing

Bigger issues

Roofs, foundations, and major systems are a judgment call. Sometimes fixing makes sense, sometimes a credit or price adjustment is better, and sometimes an as-is sale is the simplest. I’ll help you compare.
